What I’m talking about is your home EQUITY. You may ask, “What is equity?” Equity is built over time as you pay down your home loan and your home values rise. In fact, your equity can grow faster than you realize. Most homeowners in the United States are sitting on a tremendous amount of equity. Some because their mortgage is completely paid off and many homeowners have at least 50% in equity.
According to CoreLogic, the average homeowner with a mortgage has $298,000 built up in equity. Most of you homeowners have more equity built up than you’re aware of, and that equity can be your golden ticket to your next move.
Now, everyone's equity is different and based on multiple factors, but I’ve got 3 quick questions that can help you determine if your equity is strong. I’ll get back to that though.
What Can You Do With This Much Equity?
For starters, if you’re planning a move, once you sell, you can use it for a larger down payment on your next home. This means you are borrowing less from the bank, which results in a lower monthly mortgage payment than the buyer going in with the minimum down.
In some instances, you may have enough built up to pay all cash on your next purchase. It just depends on your situation.
So again, having equity in your home can make your move possible when affordability is tight. Another way to use that golden ticket is to buy down your interest rate, which could mean having a similar monthly mortgage note, but getting more home, a newer home, or a better location out of the deal. Whatever your motivation to move is, this can help you get there faster than you thought.
